How to Sell a House Without Using a Broker

How to sell a house fast in today’s economy is easier than ever before. In fact, Internet technology has advanced so far that it has opened the door to a whole new world of selling houses without leaving the comfort of your own home. These seven steps show how easy and effective it can be to sell a house using the power of the Internet.

Step One – Find a stellar real estate agent. Many agents who specialize in selling houses online make big commissions on sales made to the traditional buyer; conversely, many agents who work solely online make very little money when dealing with a traditional buyer.

Step Two – Create a compelling advertisement. One of the biggest advantages of listing your home online is the ability to reach millions of potential buyers. The key is getting your listing out into the social media world. Twitter, Facebook, MySpace and YouTube all allow you to post professionally designed advertisements. They are also a great way to post information about your home, such as photos and descriptions.

Step Three – Communicate with your listing agent. When you list your home online, you will have access to multiple real estate agents, both online and in your area. It is important that you meet with each one to discuss your home sale and find out what their opening hours are. You should also ask what their professional fees are and how much they charge for listing FSBO properties. If possible, find out if you can meet directly with a potential buyer so you can receive a personal inspection.

Step Four – Get your cash offer accepted. After meeting with your listing agent, you should contact your buyer and offer him or her the opportunity to purchase your property using either a cash offer or a purchase offer. The best cash offer percentages are around 70%, but you will need to negotiate with your buyer in order to get this value. During the process of negotiating, you may be able to reduce the price of your home by as much as 20% by hiring an experienced real estate attorney to assist you. The attorney can also help you to prepare a contract to legally put your house up for sale.
